From preparation to completion
Removing a load-bearing wall changes the supporting structure. Under the Dutch rules described by IPLO, this requires a permit for the technical building activity. The municipal environment plan, heritage status and other property features may introduce additional requirements. Agree who submits the application, supplies drawings and answers municipal questions. Design, advice, application support and municipal fees are separate cost items.

What affects the price?
Loads, span, support, access and finishes determine the work. A price for steel alone is not a price for the complete opening. Share your drawings and desired result so the quotation can identify included work, provisional items and exclusions.

Can work start while the application is pending?
An application is not permission to build. Schedule the start only after the necessary permissions and conditions have been checked.
